    Get a mortgage in principle

Review your savings, income, and credit score to help determine how much you can borrow and afford. You can then get a Mortgage Agreement in Principle (AIP) to show sellers you're a serious buyer.

  • 2

Find a house and make an offer

Define your must-haves and view multiple properties to compare the pros and cons. Once you've found a home you love, make an offer through the estate agent.

  • 3

    Instruct a conveyancer

A conveyancer (or conveyancing solicitor) completes the work to ensure the property is legally transferred. They will liaise with the seller's solicitor, review contracts, order property searches, carry out legal checks, and transfer funds between parties.

  • 4

    Arrange a property survey

You’ll need a surveyor to check for any issues with the property. Choose the appropriate survey level (1, 2 or 3) depending on the property’s age and condition. Your mortgage lender may also carry out a separate valuation survey.

  • 5

    Exchange contracts and complete

Once contracts are exchanged, the purchase becomes legally binding and the completion date is set. On completion day, you’ll get the keys and officially become the new homeowner.

Put your house on the market

Get your property valued and choose an estate agent to put your house on the market. Prepare for viewings by decluttering, cleaning, and fixing any minor issues.

  • 2

    Instruct a conveyancer

A conveyancer (or conveyancing solicitor) handles the legal side of the sale. They will check the property’s title, liaise with the buyer’s solicitor, draft the contract, provide the necessary forms, and manage the transfer of funds.

  • 3

    Accept offer and negotiate

Review any offers you get carefully, the highest isn’t always the best. Consider the buyer’s position in the chain, mortgage readiness, and proposed timeline.

  • 4

    Exchange contracts and complete

Once contracts are exchanged, the sale becomes legally binding and a completion date is set. On completion day, the buyer receives the keys and you receive any remaining funds.

Conveyancing FAQs

What does conveyancy mean in the UK?

In the UK, conveyancy is an informal or mistaken term for conveyancing, which is the legal process of transferring property ownership from one person to another. Conveyancing involves tasks like preparing contracts, conducting legal checks, and ensuring the sale is completed properly. Find out more about what is conveyancing.

How do I find a conveyancing solicitor?

To find a conveyancing solicitor, start by searching online directories from official bodies like the Solicitors Regulation Authority (SRA) or the Council for Licensed Conveyancers (CLC). You can also ask your estate agent, friends, or family for recommendations based on their experiences.

Comparison sites such as Really Moving and Compare My Move can help you explore available conveyancing services and provide multiple quotes. However, watch out for hidden costs, and remember that the cheapest option isn’t always the best. Be sure to compare a few conveyancers by checking their qualifications, experience, and client reviews before making a decision.

How do I choose a conveyancing solicitor?

Choosing the right conveyancing solicitor is important to ensure your property transaction goes smoothly. Start by looking for someone experienced and registered with either the Council for Licensed Conveyancers (CLC) or the Solicitors Regulation Authority (SRA). You should also check reviews and ask for recommendations from friends, family, or your estate agent.

Comparing quotes can help to understand fees and services included, although you should watch out for hidden costs. It’s also important to find a conveyancing solicitor who communicates clearly and responds promptly, as good communication can make the process less stressful.

Finally, make sure they specialise in residential conveyancing and are familiar with the local area or property type you’re buying or selling. Taking these steps will help you pick a conveyancing solicitor you can trust.

Do I need a conveyancer to buy a house?

While it’s not a legal requirement to hire a conveyancer to buy a house, using one is highly recommended. Conveyancers are legal professionals who handle the complex process of transferring property ownership, including checking title deeds, carrying out local searches, and managing contracts. They help ensure the transaction is properly managed and protect your interests, making the process smoother and reducing the risk of costly mistakes.

Do I need both a conveyancer and a solicitor?

No, you usually don’t need both. Both conveyancers and solicitors complete property transfers; however, because conveyancers specialise in this area, they are more commonly used. For more complex transactions, a solicitor might be better suited. In either case, hiring just one professional is enough.

At My Home Move Conveyancing, we’ll assign the legal expert best suited to your move. Get a quote today.

Can I change conveyancer?

Yes, you can change your conveyancer at any point during the property transaction. However, it’s important to notify your current conveyancer as soon as possible, as some work may already have been done, which could lead to additional fees. Before switching, make sure your new conveyancer is ready to take over quickly to avoid delays in the process.

Changing conveyancers can be a good option if you’re unhappy with communication, fees, or service quality, but keep in mind it might add time and extra costs to your purchase or sale.
