Is it better to use a local solicitor or an online conveyancer for my move in the North East?

Online conveyancers can usually act on your behalf no matter where they, or their head office is based. That’s because they work remotely, and most things are done online.

Although the location of your solicitor might be useful to consider, you should avoid basing your decision solely on the location. There are lots of other important factors to consider when choosing the conveyancing solicitor for your move, such as, their communication style, your work schedule, whether you’ve had any personal recommendations.

Are conveyancers cheaper than solicitors?

Conveyancers can be cheaper than high street solicitors, due to the way solicitors charge for their work. When using a high street solicitor, you’ll likely have to pay by the hour for their work. This can often add up, especially if your move isn’t as straightforward, for example, you’re buying a leasehold or need to request a grant of probate for your sale. Specialist conveyancers are likely to charge a standard fee and provide a fairly accurate quote upfront. Either way, it’s good to get quotes to compare costs, always be sure to check the small print for any hidden costs.

How quickly can conveyancing be done in the North East?

There is no precise answer to this, however it is roughly between 16-20 weeks for a standard purchase. Having said this, it depends on whether you are buying or selling and whether there is a chain or not.

Living in the North East

Within the North East of England there are many exciting places to visit, in Newcastle there is the Victoria Tunnel which runs underneath Newcastle, stretching from the Town Moor to Tyne River. The tunnel is a preserved 19th-century wagonway, originally the use of this was for transporting coal, however now it’s a tourist attraction where you are guided through the tunnels and taught the history. The Angel of the North in Gateshead is a contemporary sculpture by Antony Gormley and is said to be seen by 33 million travellers approximately per year.
