Is the conveyancing process different in Wales?

Generally speaking, the conveyancing process in Wales isn’t dissimilar to England. However, there are some small differences due to there being different legal systems and regulations in Wales. If moving to, or from, the area it’s a good idea to get a conveyancer who has knowledge about both the English and Welsh legalities, so that you can trust the conveyancing will be done thoroughly and efficiently. The main differences to note is the government-imposed tax that is payable on purchases in England and Wales, legal jargon that is used and the property searches that will be required.

Land Transaction Tax (LTT) on purchases

When buying a house in Wales, it’s likely that you will have to pay Land Transaction Tax (LTT). LTT is a government-imposed tax on house purchases over a certain price. It replaced Stamp Duty Land Tax (SDLT) in 2018, however works in a very similar way, the difference being, that the brackets and amount payable is set by the Welsh government.

Property value:LTT rate:

£225,001 – £400,0006%
£400,001 – £750,0007.5%

Is an online conveyancer cheaper than a solicitor in Wales?

Local solicitors tend to be a bit pricier than online conveyancers, and they may charge by the hour, as this is the same pricing structure as the other aspects of law they deal with. It’s important to therefore do your research up front, and if price is the main factor, consider all of your options. The best way to do this is by getting quotes for your property transaction and comparing costs. With just a few clicks you can get a free personalised quote with many online conveyancers. If there are any delays, online firms are not likely to charge for the extra time, whereas local solicitors could add this onto the final bill. Ensure you compare costs and terms and conditions otherwise you ultimately may find an unexpected bill at the end.
