Buying a house in Scotland
Buying a house in Scotland is an exciting step, and the process is a bit different from other parts of the UK. Properties come with a Home Report, which give you an idea of the condition before you even make an offer. If you're interested, your conveyancing solicitor notes your interest and helps you put in a formal offer, sometimes all interested parties have to submit their best bid by a closing date. If your offer is accepted, things move pretty quickly – you and the seller agree on the details through something called "missives," and once those are signed, it's a done deal. Stamp duty in Scotland
In Scotland, Stamp Duty Land Tax is replaced by a tax called Land and Buildings Transaction Tax (LBTT). This tax is paid when you buy a property over a certain price. It’s important to factor LBTT into your budget when planning a move, as it can add a significant cost depending on the value of the property.
