What do conveyancing fees cover?

When buying or selling a property, you’ll typically instruct an expert conveyancer who will guide you through the whole process. They’ll carry out the legal side of your home move, including:

  • Review contracts and legal documents

  • Carry out property searches

  • Liaise with the other party’s solicitor and your mortgage lender

  • Transfer funds securely

  • Register ownership with HM Land Registry

These fees are essential to ensure your transaction is legally valid and completed correctly.

Types of conveyancing fees

There are two types of conveyancing fees:

  • Legal fees: The basic fee you’ll pay your conveyancer for dealing with the legal aspects of the home buying or selling process.

  • Third party fees (also known as disbursements): These are third-party costs that your conveyancer pays on your behalf, such as searches, Land Registry fees, and identity checks.

Disbursements are non-refundable, as they are paid to external organisations.

Together, these make up the total cost of your conveyancing quote.

A couple buying a £300,000 freehold property could expect to pay approximately:

  • Legal fees: £624

  • File opening fee: £195

  • Stamp Duty Land Tax fee: £99

Additional buying costs can also include:

  • Search pack: £295
